Surveyor coming Thursday afternoon

The Surveyor is coming Thursday afternoon at four we dont know at all what to expect so if anyone can help it would be appreciated. What will he look at and how long will he be at our house. Will he give us any Idea how the survey went. We are having a home buyers report done. We are also doing a Part exchange with Bovis so if anything comes up will we have to get it done?

If he finds serious issues Bovis are likely to reduce the amount they offer you.
He may talk to you about what he finds (lots of cups of tea help!), but his report is for the buyer, not for you.0 -

I cant see how Bovis can drop their offer as we have signed that we are willing to accept the offer they made. Unless they go back on what they said.

I had one here for three hours and forty minutes last week - it was torture!
He went into the loft and looked at the roof and tanks too. The boiler electrical boards, water taps/supply.
They don't move anything or lift floor coverings, so they only inspect what they can actually see.
I made lots of cups of tea and he did discuss it with me a bit - because I asked.0 -
Depends on the wording of what you (and they!) have signed. If its anything like Taylor Wimpey's part-ex, you will probably have signed to accept a price 'subject to survey'. I am now 2 days away from the must exchange contracts before date which they imposed on me and they still will not confirm a price for my property. They even have a buyer for my house - their surveyor is coming around tomorrow....I have told them in no uncertain terms that I will not accept any lower than the amount quoted but they still keep me hanging.
The cynical part of me thinks that they are doing this just to put me in a position that I will accept anything they say as it will be at the last minute. The part-ex manager just kept saying that it was a buyers market and that any buyers of my property could demand anything they wanted- she seemed to miss the point that I am a buyer of one of their properties.
Still we shall wait and see if they are prepared to lose the sale of the last property on their development0 -

Surveyors seem to spend a lot of their time taking photos or making sketches of furniture etc. to show areas they can not check to cover their backs.0

We are part exchanging with TW. After accepting their offer of £140k subject to survey, the surveyor came round 2 weeks ago as did TW's PX manager to see what fixtures and fittings we were leaving in etc. I have spoke with the PX manager today who tells me there is confirmation of a successful survey coming in the post in the next day or two to confirm their concrete offer. All they ask is that an electrical and gas safety inspection is conducted at your own cost before exchange of contracts.
It's likely if there is anything major with your house on the survey they will just pull their offer altogether rather than ask you to pump money into a house you are trying to get rid of.
In terms of changing their offer, its quite easy going for us. TW had the house valued by Bridgfords who said £150k and we are currently on the market with another local EA who valued it at £165k. TW then offered us £150k but that was based on us going for a house on at £225k, since we changed our mind and went for a cheaper house at £199k they said they could only offer £140k even though they know its worth more, so the likliness of them dropping the price again is slim.
The thing is they don't make any money on your property they just sell it straight on so whatever they offer you they will be losing some on that, we are being told that the house will be marketed by them for £135k which is already a £5k loss for them.0 -
Hi Badaz Thankyou for that info very much appreciated The Gas and Elec cert isnt a problem as we have aleready had this done and Solictors already have a copy. I know when we spoke to Bovis about pulling out because of survey they said it has to be something really major for them to back out. As the woman said if your house aint falling round your ears you will be fine lol. Bovis has already put our house back on the market under 2 different Estate agents for 69.950 and they offered us 68,000.We are part exchanging with TW. Hi Surveyor been today and everything went fine he told us he found no damp which is good and the only thing he can reccomend is some more loft insulation in the loft. He was here about a hour and he was really nice and helpful with us.
So im Happy
