    Very attached, but I have to move as I need support from family so moving to be near them. I'm going to drop the value to try and give it a push at selling over the summer and fingers crossed it will go to a loving family who love it as much as we did.

    This is where I am coming from! I am sentimental about the house, but can't sell it and need the income, but would be heartbroken if it got wrecked or damaged in anyway. Maintenance is an issue then, would have to put some aside for that, thanks.
    If you're sentimental about the house and would be upset if any of the fixtures and fittings were damaged / neglected, then I'd say that's another reason not to let it to tenants.

    I had some tenants who made a right mess of my flat - I didn't have a sentimental attachment to it particularly, but it was still stressful and a pain the *rse to sort out.

    Appreciate it. Making my decision to reduce and suffer finiancial loss over emotional in the short term, once again seem the most sensible decision for me currently.
