I'm not sure really (if it would make more difficult to sell) - there is a mixture of housing down this road, some with garages, some mid terrace (with and without garages at the end of their garden) and some have converted their garages...so the garage does give it something different, but we do have a wider plot than most (on a bend in the road which we solely benefit) so our garden is a big selling point already and our driveway would be able to fit 2 cars (once we have it redone - 1 currently)

I hadn't thought of a smaller extension out the back. Not sure how much we'd save if we took away say 1m from it to make it 2m out by 5m across - would it be that significant?

And ooh, I didn't even know what an orangery was (looked it up)! Might look into that too (just to add even more options/complications!)

Forgot I'd asked this here - thought I'd update and say we went for the rear extension, 3m out by approx 5m wide to make a larger kitchen/diner as it seemed it would be less expensive than knocking down the garage/converting it and making a side extension. Happy with it and glad of the extra space. Can always do something down the side in the future I guess.

And for those finding this thread looking for cost examples etc, when you add up all the extra bits we bought (kitchen, appliances, understairs wc) it came to about £40k (in London) but they threw in extending our driveway and patio area outside.

Part of the Furniture Combo Breaker
going for blocks instead of bricks is not the best of ideas, unless main house is rendered /pebledashed.

i have done few extensions, and depending on brick choosen, its not a bit diference if you go for exterior one brick and interior block.
once done , it will look nice forever
block, it will be built faster and cheaper, though you have to render it, and then paint it, and then maintain it ..and hopefully the render comes nice( im a plasterer by trade and with light weight blocks you get all sorts of problems )
