New Build Planning Permission

Hi,
I am currently considering building my own home but I am none the wiser about prices for the new build planning permission or how much it is going to cost to actually build. I am looking to build a 3 bedroom house with maybe 2 en suite bathrooms. Now instead of getting a quote straight away from a builder I was wondering if anyone had done something similar and could give me a rough ball park figure?

I think it will depend on where in the country you are. I am in the north east and built an extension last year. Some people said to estimate based on £1000 per square meter.
One thing I will say is that we paid for an arichtect to do the plans and 3 out of the 4 builders who quoted told us how fantastic the plans were because EVERYTHING was marked on them and labelled up. Nothing was left to chance and the builders knew exactly what they were doing. I think it is for this reason that we've had no problems and are very happy with the work.

Have you found the land yet? If it needs 'special' foundations, they could be expensive, but the land might be cheaper to account for this.
What sort of accuracy are you looking for, nearest £5,000, £10,000, £50,000?Posts are not advice and must not be relied upon.0
