deeds - when do i receive them and from whom?

apologies if this is a silly question. when does one receive the deeds to a house? is it after exchange or completion? do you automatically receive them from your solicitor or mortgage provider? thanks all as always for your help. have a good remainder of the weekend also.

Is the property to be mortgaged? If so then as far as I knew the lender will generally hold them until the debt is repaid.0

If you have purchased outright then you will receive the deeds but be prepared to wait for them, your solicitor should advise.0

thank you both very kindly. yes, the property is to be mortgaged (standard 25 yr repayment mortgage). actually, one of the reasons i asked the question was another post on this forum regarding who owns which side of a fence. many posters helpfully replied by suggesting to take a look at the deeds. but what if you don't have possession of the deeds, what then? anyhow i digress - thank you both again. have a nice remainder of the weekend also.

You write and ask the society that are holding the deeds and they will tell you.I used to be indecisive but now I am not sure.0 -
You request to see them from your lender but they will probably charge you an admin fee for the pleasure. Alternatively, you may have been given a copy of your plot from the landregistry when your solicitor/conveyancer dealt with the purchase, mine gave me a copy to keep that had my plot highlighted in bold. Fences are generally marked as a 'T' on your plot if you are responsible for their upkeep.0

Many mortgage companies are not keeping the deeds anymore so you may get them anyway.
You should certainly make sure your solicitor is aware that you require a copy of the Title Register and office copy plan before they are sent to the mortgagee, if that is to be their destination. That way you will at least have a copy to refer to later rather than having the expense (albeit not very much) of getting a copy from the Land Registry or having to request them from the mortgagee (will is likely to be much more expensive and the chances are they will only release them for inspection at your solicitor's office).0 -

Many lenders don't hold deeds, neither do solicitors/conveyancers. Once registration has taken place and the whoever acted for you has received the updated Title Information Document then you they will have the deeds schedules and posted to you shortly after. I wouldn't worry too much about your solicitor holding them, I always tell my clients that its much safer me holding them in a fire proof cabinet then the client holding them and loosing them!! When you get your deeds keep them in a safe place as it can be expensive replacing them or can hold up the sale of a property if you loose them.0

You probably wont get them at all, just a copy of your entry on the register.
I was not pleased when our BS failed to return our deeds at the end of the mortgage, when I queried it they said they had been dematerialised. I would have liked the document to keep though.

I'm with Nationwide for my mortgage, and received all of the deeds/paperwork relating to the house.0
