Enviro report

My purchase is being held up because my solicitor can not get hold of the enviro report certificate.

What are the implications of this & is there any way of chasing it up or acquiring a certificate in any way?

    as far as I recall I've never had an enviro report; are they unique to a certain part of the country?

    From what I can gather it was brought in in 2000 & is because of the increasing number of houses on brown field sites & flood plains etc.

    The council sent a letter back that they had no records on this - & this is from a house built less than 10 years ago!!

    I've managed to track down the original builders & they have a report but will only supply it to a solicitor so I've now got them on the case.
    I'm not sure why I'm having to do the solicitors job for them but hopefully it should speed things up.
  • The enviro report certificate - if your solicitor has order a environmental report as part of your search package the "certificate" will be within the report - it will normally be entitled "expert assessment" - ie. "based on (certain information) the level of environmental risk associated with 11 Joe Bloggs Street has been PASSED (or failed). It will state that there is not a "substantial risk" that the site will be indentified as "contaminated land" under the Environmental Protection Act 1990. It is therefore the opinion that "contimated land" issues are unlikely to have a significant impact on the security for the site for normal lending purposes" (In passed cases) - If the report fails you can either get insurance or contact the council or developer for proof that remediation works have been carried out. Once this info has been obtained, you can then forward this to the environmental report provider who will assess the information and then either pass the report or ask for further information.
