    it really is quite simple...

    it's only the people that can't afford to buy a house that find that property is unaffordable...

    •The average Briton moves house between 3 or 4 times in a lifetime
    •Average cost of moving home in UK is £16,000
    •Over a lifetime, more than 2 years salary is spent moving home
    •In 2006 Britain spent £28 billion moving home

    Looking at the fees charged by lawyers, estate agents, financial advisers, removal firms and stamp duty, added to the money spent to get their property in a 'saleable condition', homeowners said they'd forked out £16,000 on average at their last move. Based on these figures Abbey estimates that in 2006 alone Britons spent a combined £28 billion to up sticks.

    Factor that into you amortization tables. £54,000 in money not spent on the property itself but in actually moving. Wasted money that a renter would not need to spend.

    You guess wrong. This is a classic example of the mindset of the Bulls. "If you don't have a property, its because you can't afford one". "You are a loser if you rent". "Property is the only investment that the common man can understand, so if you don't invest in property then you must not be investing in anything"

    I would happily put my net wealth up against yours Chucky and see who is top dog. Aren't you on the dole right now? Perhaps if you had been more mobile you would have been able to take advantage of work opportunities around the country. Tha's what comes of stagnating in one part of the country (or world) when tied to a house.

    Still, chins up old chap, perhaps you will find a job soon. Meanwhile, you will be able to claim some benefits that my tax money is paying for. No need to thank me. :)

    That average will be skewed by people moving above the 250K bracket paying large amounts of stamp duty. To the people paying it, it isn't 2 years of salary. Averages don't always work

    it's a nice life taking a break for 6 months and still earning money.

    Just because you haven't ever bought a house worth more than £40k doesn't mean everyone in the country is the same. Look outside your filth ridden Northern mill town, past the desolate and derelict factories and gaze Southwards.

    Yup Northerners. My parents are still in their 1st house, as are most of their contemporaries. Sorry it doesn't fit with your dearly held model. I myself, in my second house, have not spent anything like what your figures suggest in conveyancing etc.
