Well, Watchdog have been highlighting the failings in the NHBC "guarantee" for at least 15 years and have interviewed their MD several times and each time he just wriggles out of everything. The NHBC does not act in the interests of purchaser as it is paid for by the housebuilders which offer it.

That may well be so for some.. even many.. but it's still a perk nonetheless as I cannot think of a comparable service that older homes have. Admittedly it's not the perk that HBs/EAs like to make out but then what is?

It's not a perk it's a guarantee which can turn out to be useless.

As people near me found when they moved in and couldn't get their furniture i.e. sofas, wardrobes, up the stairs in their town houses.

Then again I know people who live in good new build properties but the difference is the developer. Smaller developers built better properties however due to the recession most of them have gone out of business.

The only thing that does get me about lots of new builds is they forget that people have things like bikes, ironing boards, vacuum cleaners etc. But least you can store them in your downstairs toilet which should have been a cupboard in the first place.
    I'm not cynical I'm realistic :p

(If a link I give opens pop ups I won't know I don't use windows)

Going by the fact you'd store your bike in the cupboard rather than the garage, I assume you're looking at smaller properties... is there more storage in a 2 bed Victorian terrace than a 2 bed terraced new-build generally? The garden would probably be smaller in the new build but in terms of internal floorspace I thought they'd be similar..

Doing my research again on NHBC after reading the comments here :D

The problem with the NHBC is that it offers a false sense of security and people think that they don't need to have their home inspected or surveyed like they would an older house.
