    Jayne, where abouts in Gateshead is it? Can you PM the details about it - I work in Sunderland and know a few people through work who are looking to rent so can put feelers out for you, if you let me know the rent/size etc xx

    The OP is bemoaning 'losing' money because of the 'paper' money according to valuations at an in between time - Poppy is completely right, they haven't 'lost' anything.

    My comment was a reply to the claim that OP had made 20k on the value of the property itself: True in absolute terms, but the gain is actually ~nil factoring in inflation.

    Obviously, taking renting income into account OP is surely well in the black, and the fact that the house was once value at 130k is irrelevant.

    Houses do rent - it's either the agent is rubbish, the house is rubbish or the rent is too high.

    Worrying about this will get you nowhere. take some decisive action - decide which of the above it is and take steps to get it resolved.

    The sooner the better
