Interesting read! I'm definitely the poker player! He's the bully!

No T-marks: The responsibility is equally shared between both properties. However, if one neighbour does not want to contribute to the cost of the fence, they don't have to. If the other neighbour wants to erect a fence, that is entirely up to him, however that neighbour will then own the fence and can stop you from fixing anything to it or painting it etc.

My area is only defined by red lines and no "T-Marks" so that should put me in that category. So, all in all 50/50 payment for the fence is perfectly reasonable then?

Think I'll still send him on his merry way and get him to try and prove it :D

Firstly, what you do with your other neighbour's fence is none of his business.
Secondly, I noticed that when I moved into my house a few years ago, one of the neighbours started claiming that I was responsible for this, and that I shouldn't be doing that. He is just trying it on, thinking that as you're new, you won't know any better and will just pay up to keep the peace and that because he's been there longer than you, he sets the rules, he's effectively a bully. Just ignore him.

I live in a maisonette, and all along the street you own the left and top fence.
Unfortunately i am on a corner. I have a nice large garden, but own every single fence bordering it. lol

My neighbour never came round and spoke with me after his confrontation with my girlfriend. But he is out in the back right now building his own fence lol Taken pictures so he doesn't take the mick! If he'd just agreed to pay half I'll be happy with that and we can get it done properly.

    Strange guy!

In true money saving expert fashion, I have saved money! Gone from the possibility of paying 100% to now paying 0% lol

As is a tale, so is life: not how long it is, but how good it is, is what matters.

No, I am english and he is asian. He said "it is your law in this country". He has been told be his gardner that this is the law. Now he's going all out to get his way. But I will adopt the "prove it" approach :D

Catfish, that is a valid point and I will raise that with my solicitor, thank you!

He is a c0ck and a racist tell him to do one as a lot of people seem to know the "Law" and quote it when it's convenient for them.
