    The EA is right, you've got a discount, it's now down to you to work out of you want to take it on for that knowing what's required.

    You either buy it or don't, If I were in the vendors position and you ask for further contribution after buying at a discounted price, I'd telly ou to go whistle and assume you were a timewaster trying to get something for nothing.
  • £115k was already a lower price than a comparable house in 'reasonable condition', so the cost of the new kitchen & bathroom, decoration etc has already been taken into account. You have offered £4k under, so you have enough leeway for the roof and the rewire.

    Unless your vendor is a surveyor, anything he tells you about the condition of the roof is no kind of guarantee/warranty. That's why you get a survey done.
  • In which case, a £4k "discount" on the asking price (£115k) doesn't seem too far out. £1600 for the roof and £2400 (80% of the total cost) for the rewire seems like a good deal :D

    Am I missing the point (possible :confused:)?
    If it was only those two things to bring it up to the 115,000 value then that would be fine but I also have to replace all of the external windows and doors which i knew about. The £4k discount I asked for was for that purpose. We were told the roof was OK and has been sorted within the last 6 years which is untrue...it's never been done. If i'd have realised that, I would have offered less.
    I don't want to rip the bloke off but obviously as a FTB, i'm very inexperienced and have a limited budget.

  • You can withdraw your offer and offer less. The vendor might say yes, but they might say no.
    You can walk away.
    You can proceed at £111k.

    It's your call, really.
  • All sorted...the vendor has reduced the price by the full amount (£4,600) so I guess he must have acknowledged that there is more needs doing than was reflected in the original price. Thanks everybody for all of your help :beer:
