    Have you been searching for months and this is the ONLY property you've seen that you like? If so, then contemplate upping your offer after a week or so.

    If there are other nice properties you like, then set a time limit on your offer of 10 days, then be prepared to walk away.

    We put an offer in on what we thought was our 'dream house' in November, just lower than the asking price. The vendors rejected it and later took their property off the market (a broken marriage given another go, we think!).
    Then in April we had a second viewing on a house we'd seen months previously, and belatedly fell in love with it. We negotiated a price and are currently waiting for the results of the survey and searches.
    All of us agree our original dream house was lovely, but not a patch on what will hopefully be our new home.
    If it's meant to be, then it'll happen. If it doesn't happen, then there's another - better- dream house round the corner (literally!)
    If you really want it, set yourselves a limit and stick to it.

    Personally (as a recent FTB) I don't like the idea of a 'dream house'. Anything but objectivity will put huge pressure on you when buying. For our dream house we had a situation where the house was price 3k over what any house on that street had been sold for. After my first offer the EA said he would be willing to accept at 3k below the asking price. Because they had figured out I was interested they rejected my 3k below price offer too and asked for 1k more. I told them not too politely that was me done. They did come back and say they would be willing to proceed on my last offer and when I said nope when I said I was done I meant it they offered to reduce the price further but this experience in itself ruined the way I thought of that house. And then we found the house we bought last month which we are over the moon with. So I can only give you advice from my limited experience - if this is your dream house just offer them what they want (on the condition the house is taken off the market and no more viewings) and enjoy the house once you get it.

  • Thanks all. Perhaps "dream house" was a bit too 'emotional' - it's more "the best house for us that we've seen come up in the last few months", and ticks all the boxes. However we are also in no rush to buy and would only do so for the right house. Propertybee research shows that other comparable properties recently (including the one next door!) went Sold STC within days.

    The latest is that the vendors are making a decision about the property they want today - if they go for it, they'll be in a hurry to move, if they don't, they are likely to hold out longer. We are hanging on to see what happens.

    Don't worry, we haven't been overly enthusiastic with the EA on our thoughts on the property! Thank for all for your thought - it has swayed me to thinking more practically and that we be to our advantage in the long run.

    Can't believe noone offered the correct answer - get some friends of yours to view the place and put in offers around £15-20k lower than your offer, that should make them think twice about rejecting you!

    I would say your offer stands "for the time being", but you will be viewing other houses "for the time being".

    There are three prices. The price you want to pay, the price you would go up to, and the price the seller will take.

    By the way, not being overly enthusiastic is not really the way to go. If I'm a vendor the last thing I want to hear is "These two have put an offer in but its all pretty half hearted and they may just change their minds or decide they cant be bothered after all."

    Motivation is a considerable asset in a buyer.
