It has been seen in the garden, im a little worried as it ran under the shed and there is an electric supply coming from the bedroom into the shed so dont really want it chewing through any cables.

Can I just say that you don't have a rat problem. You saw one in the garden, this does not require pest control, rats are everywhere, in fact it's said that you are never more that 7 feet away from a rat, this does not mean you have a rat problem.
It would have been a cat that killed the birds, in fact it probaly got the rat too.

See this blog post on the PainSmith legal blog. They are specialist landlord and tenant solicitors.

(p.s. the title mentions bed bugs but it's about LL's liability in relation to pest infestations in general)

As a LL I would want to know about a rat problem immediately - they chew through electric cables (potential fire hazard) I has to rewire a large sectionof one prop because i was not made aware of infestation for months.

Poison to kill rats means a very nasty smell - dead rat smell is not nice - especially if if happens to be under your bedroom floorboards. The smell lasts approx 2 weeks

The most effective way to sort out problem is to remove food source (if you are leaving food lying around) clean and disinfect worktops (kitchen areas) the carry weils disease which can kill you.
I know someone who died of it (after a few short weeks) after eating a cake a rat had urinated on.

Look for droppings and see if you can work out the route they are following In/Out of property - usually very close to a wall, rather than in the middle of a room.

Place a RAT TRAP on the run/route with kitkat/wotsit/peanut as bait (trust me they work well!)

If you have several you may need to move the trap to diferent locations - if one sees another one "get it" it will not go near the trap - they are not stupid!

If it is out side be careful to ensure trap is not place where a pet or other non target species gets in the trap.

These are extremely efficient @ £6.49:

Just be thankfull itis rats and not squirrels - now they are nasty little blighters - My attic turned into a war zone for 3 whole winters until i finally beat them last year
29 dead squirrels later - upstairs lighing circuit had to be replaced - also house alarm wiring - and the have munched a good few of my beams - not to mention 9 seperate entrances where they chewed throught the fascia and gutters
If you want to deal with rats/ squirels the easy way get yourself one these - i have 3 of the little darlings !!!
