Estate Agents Fee's

Just a quick question.

I've had a couple of estate agents around. Both have quoted me fees of 1% + vat. Is that the norm?

I'm based in the midlands. House value approx 180K +

    That sounds good to me.
    (I'm not in the same area) but I am also paying my agents 1% + VAT.
    I had 3 agents come round for valuations and one wanted 3% and the other two wanted 1%.
    So I don't think you can get much below 1%, unless you use an online agent.

    Yes, I'm Midlands and it's easy to get a 1% + VAT deal.

    £1800 bill.

    Offer them a fixed fee ..like £1000

    And listen to them say no? Why on earth would they agree to that unless they were utterly useless and desparate for business?

    A fixed fee also means that there is no need for the agent to get as much as they possibly can for the property as they get paid regardless.

    I have just had my house valued by 3 different estate agents, I am in south Worcs and they are 1.25 %, 1.5% and 2% I would have welcomed 1% ......

    There's no flexibilty with the fees either.

    Judging by the comments, it sounds like I'm getting a reasonable deal (for estate agents!).

    yep a reasonable deal, I am in East Midlands and best deal (for the agents I would choose to go with) is 1.5%.

    I actually think I would go with the agent offering 1.75%, I think it can be false economy sometimes to assume the cheapest will do. I want the person who can truly sell, and will max my price for me. Sadly most agent offices are not good at this.

    Which bit of South Worcs? Near enough to use a Worcester agent? Who have you spoken to?

    You get what you pay for at the end of the day. I would pay a higher commission to an agent if I was confident that they were going to sell my home for the best price.

    If agents are willing to drop their fees to at the drop of a sixpence, then how great are they going to be at negotiating with buyers and getting you the best price for your home.
