Bunged up sink n bath

Hi,
Anyone any ideas on this one please?
I have a bath and sink in the bathroom which share a waste pipe. This is about 2 .5 feet long, then hits an elbow, drops through upstairs floorboards then joins a cast iron main waste pipe from the toilet via another elbow. Might be a rubber coupling involved before 2nd joint.
Now this pipe runs slow. Never been the best over the last 2 years or so but couple of bottles of mr mustle and it runs not great but average for a month or so. Even tried the heavy/lye clears before now.
This afternoon its pretty much come to a halt. Spent 3 hours plunging, drain snaking, boiling water etc and it still runs carp!
Now the pipe is clear, always use a strainer. Drain snake took abot 4 feets worth then I couldnt turn it anymore. Fed up with this. How can I get to the last bit of pipe to clear it. major job to take it all apart as need floorboards up etc.
Could a decent plumber do anything else? Or any other suggestions please?
