Fairly hefty rent increase from june

    This happened to our daughter. Letting Agent wanted an increase of 45 GBP per month plus 125 for setting up a new contract. I advised her not to sign a new contract as this would then tie her in if she wanted to move (which she ended up doing) and that the contract would then become a rolling one so why a fee? They also negotiated a cheaper rent increase. I feel that 20 pm increase is not unreasonable but any more in today´s market is too much. I am a Landlord and only put the rent up every other year but do expect the tenant to maintain the property in a reasonable condition. So that´s another story.

    Thank you also. I said to mrs spike (soon :)) that the cost of us moving is always like £400. I said to her if my regrading in work happens soon (I have been waiting for 25 months now but thats another story) then we could afford £650 tops. I highly doubt the LL knows of this, and sounds a way LA make a freebie £125 for a bit of photocopying and not much else:mad:

    Don't assume that the LL hasn't authorised raising the rent.... also, his contract with the LA will already indicate their fees for renewals.

    You say that the LL told the agent to get on with repair work and was surprised when you told him they hadn't complied - why the surprise on his part? He would have known that they hadn't billed him for the work. All I'm saying is... he's not your buddy so just accept that anything he does will be in his best interests first.

    I'm not sure how the LA works - whether or not they with hold part of the rent before they pay him for the repairs? With him being at sea I would assume his wife would be in charge of the finances.

    And yes, that is true thank you for that. I understand he may very well have actioned the rent rise so am trying to contact him ASAP

    True on both counts. However whatever fees are stated in the LL's agreement with the LA are immaterial to the tenant.
