Builder-Here we go....................

ok,here we go. I hang my head in shame. Boy, did I choose the wrong builder, though hes done two previous jobs in previous homes with no problem.
Small ground floor extension - cavity block with pitched roof, vaulted ceiling. Now 7 weeks into the build and nowhere near finished. Builder only coming 2 days per week over last 2 weeks.
Builder put in solid concrete floor - plans said block & beam
Builder fitted Fakro skylights- should have been Velux.
Builder saying hes coming, then dosent show up that day.....Builder knows hes stopping us getting on with rest of house whilst hes halfway through job/s hes quoted for in house.
Builder said last week we needed to arrange for pipework in extension before he could screed floor (fair enough), we got pipework put in. Now builder says we need to arrange new door/window before he can screed floor . He could have told us that a week ago then new door/window would have been fitted by now. Instead of that we have another weeks delay before new door/window is fitted.
Anybody any constructive advise in what we can do please? This is really getting us down. Been stage payments - builder been paid exactly as pre-agreed as soon as hes asked for it. NO, hes not had final payment yet (thank god )as not finished.
As there is no written time for build to complete, I'm guessing I have no rights i.e. can't just get another builder in to finish up?
ALSO, who could I contact to check the build ? as builder cut back in above areas, who knows what else he has cut back on?
Builder did not call in building control when he shoudl have, building control however have seen pictures we took and has accepted these.

get another builder in,[or at least threaten to]hes clearly taking the !!!! and playing up to the fact that hes now in a comfort zone with you,get an independant building nspector to look through everything hes done,
have you got a written contract for him to complete?
is he a member of fmb or similiar?
how has he got away with putting a concreate floor instead of block and beam?
why do you need a window in and door in to screed floor,unless he just means the door frame?
is it sand and cement or a flow screed?0 -

Firstly, block and beam are only usually used above ground floor and theres no benefit to concrete with screed so wouldnt worry about this. Re the rest of it, just ask for a meeting. Dont negotiate, you are paying the bills. Tell him you want him back on site every day until the job is finished and you want a satisfactory completion date. Must be a bit of headroom to allow for weather etc. If he wont accept this, bite the bullet and get another builder. Call the building control officer and arrange a site meeting and run through whats been done to that point. If really worried get an architect to check over whats been done.0 -
Thanks guys. Have spoken to builder this morning & he says he will be finished by next week, excepting for plastering new door/window reveal and he wants to screed floor after door/s put in.
Builder def not member of any organisation. But Ive used this builder twice before with no probs previously.
He says he will be finished by next weekend (again). We;ll see. Im not going to leave it much longer though & I will get building control back in/and/or surveyor.
I've a few other questions too such as: pitched roof - only middle section at top of pitch has been leaded. I would have thought all along the top of the pitch should be leaded, but prob I need to make a list of my concerns for building control chap.....0
