    They have conned you out of two grand, why are you paying more than your original offer? The rival was probably imaginary to pressure you into paying more - it worked.

    Completely agree. After being mucked around by them first time around I'd be insisting on it being taken off no question at my original offer price.

    FTB so understandable. People can be influenced eg buy now or you'll miss the boat etc, as the EAs will tell you, when buying you need to offer the asking price or you will not win, when selling you need to accept the lower offer or you will lose the sale.

    It is highly unlikely there will be any gazumping in the current climate, eg one post code I look at there are 16 property changes in the last week, 4 sstc back to available, 6 reduced prices and 6 new to market - no sales or sstc.
