Results from my survey and now negotiation

Just had the survey done to a house I am looking at buying and came back with a lot of work needing doing to it. We knew it needed some TLC but not to the extend at what has come back.
Below is the worst comment:

Damp and timber. There are signs of serious rot and repairs may be expensive. You now need a timber treatment contractor to check all the timbers to identify the extent of the problem and give you an estimate of the cost of the necessary repairs. There is evidence of dampness to ground floor walls and timbers in contact are defective. You should instruct a damp and timber treatment contractor to investigate the full extent and carry out necessary repair work. Sub-floor ventilation is inadequate which may have allowed defects to occur. You should instruct a timber treatment contractor to investigate the full extent and carry out any necessary work.[/FONT]
To get our mortage (if we decide to stay with this property) this needs to be sorted and proved it is not going to be a long term problem.
Also in land behind the garden Japenses Knot Weed has been found which needs to be removed.
Has anyone ever been in this situation before and got any advice?
We got it for a lower price due to it needing TLC and being told it was condensation and had 'a full dry/damp specialist look at it already'.
Negotiate a lower price? Pull out?

So it's damp and got a plant growing nearby that'll eat it up?
Is it a dream house or a nightmare waiting to happen?
Who does the land belong too that has the knot weed on?0 -
Make sure you know how bad japanese knotweed is first!0

Ive had a dry and damp specialist in and they have got quotes for all work that needs completing to bring it up to scratch. Also I have a Japenese Knot specialist going in there tomorrow to start the process in having this removed.
This will not go ahead until both of these and gutters are sorted by the owner (as I wont be given the mortgage)
If this gets treated and sortout out, I can get the mortgage.
Then there is minor repair that needs doing, but we have got it at a very cheap price and there is money to be made. thoughts??0 -
Is your timber and damp specialist an independent surveyor, or from a firm who are actually quoting for the work?

Did it get valued at less than the proposed purchase price?
This quite a relevant question to answer if you want people to give you proper advice.
If the surveyor thinks the price you have agreed is reasonable considering the defects then I don't see how you can negotiate. I certainly wouldn't enter into renegotiations with a buyer on the price following a survey unless I saw the whole survey, including the value.0 -

They are independant and give a 30 year guarentee. It works out just over £400 and I have told them i want the current owner of the house to get this sorted as i was assured there was no dry/damp rot.0
