Full time surgeon working in NHS struggling to remortgage

I'm wondering if anyone could help.
I currently am at the end of my fixed rate mortgaage and am looking to fix again.
I've been to London and County who have tried to get me through 2 applications but i've been turned down for both claiming 'lack of affordability'.
I'm a little surprised that as a surgeon in the NHS i'm struggling so badly to find anything.... Any ideas??

    mortgage amount
    other debt monthly payment
    how many dependents
    age

    a surgeon on 80k with a 180k mortgage over 20 years at 60% ltv would fit affordability

    a surgeon on 80k with a wife not working, 5 kids, 800 a month debt repayments and a 280k mortgage at 95% loan to value wouldn't fit affordability

    Being a surgeon whilst a superb job for which you deserve all the credit in the world does not entitle you to be treated any better by a lender when assessing affordability.

    What is the resoning behind the declines? Income short? Credit commitments too high?

    I tend to find Scottish Widows useful with professional applications, have you tried them at all?
  • It is also useful to understand employment status - permanent or fixed term
    So many glitches, so little time...

    You may be a surgeon but not mentioned grade. If you're in a training post then not all lenders understand that banding is part of regular income plus you'll prob be on fixed term contract and may have student loans etc etc
