Property prices to rise E9???

Hi, i'm considering buying in E9 very close to the Eastway, its lesehold £210k for a two bed with garden, the property needs lots of work and my concern is that the area seems full of estates will this still effect the price of resale? Its close to the Hackney Wick Station and easy link to Stratford, the estate agents blahhhhhhh about the olypics but is there not a sealing price on ex local properties?

    ooooooooh just my patch :D

    I know this area fairly well, some parts of E9 are lovely ( victoria park village is lovely!) personally, I think that area will always lag somewhat due to lack of tube.

    Can I ask what road its on? Do you live round here anyway?

  • Its an ex local block but looks fairly well maintained just worried about the resale.........

    honestly? I think E9 is quite a bit better area than E5 ( no offence)

    the back of the eastway isnt that far from cadogan terrace is it, nice round there ( back of victoria park)

    I think the EAs round here are talking up the olympics TBH. All I can think is "look what happened with the dome"

    resale wise ( i guess if you are living in it youd be livng there for a few years?) who knows. Hackney as a borough is improving so they say and everywhere in the borough I expect (do check) has *risen* but then I guess everywhere in london has risen to sillyprices

    In estates - and Im not overly familiar with them there ( although I know the estates fairly well south of cadogan terrace to roman rd, I was looking at buying round there myself ;) youll be basing on behaviour & general feel of estate, estate management, anti social behaviour and so forth.

    have you beento the property in the night time? How does it feel.

    I was at a meeting in clapton not so long since in the evening & I popped to tescos on morning lane and i aimed to cut through to victora park where I can get the 8 back to my flat ( ish) and I took a wrong turning somewhere and I must admit, I was pretty scared. I like to think im hard as nails but I mst say it wasnt pleasant.

  • thanks lyn i am going to 2nd veiwing on Thursday and over the weekend will do a walk round at night with my dog just in case!!!
