Can I bill vendors who take house off market?

Hi, I was in the process of buying a house when the people I was buying from suddenly decided they were going to take the house off the market?
No deposit was paid but I did spend around £1000 on surveys and solicitors fees. Is there ayway I can bill the people who I was meant to be buying from???

Nope. Afraid not. Joys of buying & selling in England. No legal obligation on buyer or seller until exchange of contracts. Sorry to be the bearer of bad news.0

For future reference, i think that you can take out insurance in case things fall through.0

No. In the same way that I can't bill the vendor who failed to disclose material facts about a boundary dispute until the day of exchange, hoping we would feel that we were too far down the track to pull out at that point. We didn't feel like that, unfortunatley for him and were £2100 in fees down, a week before Christmas 2009. I will say that karma is a wonderful thing, we are now happily settled in our dream house, which was significantly cheaper and better all round and he is still trying to sell 18 months on.
