New house damp problem

Hoping that I can tap into the vast knowledge of MSErs out there with this!
We moved into a new-build house over the summer, and have been very good about ventilation and letting it dry out, but last night I noticed four or five damp patches on the living room wall. It's an external wall on the other side with no gutters anywhere near, although there are a couple of extractor fans for the upstairs bathrooms (these are about 5' higher than where the damp is showing inside).
Obviously there's been a lot of really wet weather recently, and this wall bears the brunt of it, but there are no signs of water collecting anywhere, apart from the bricks around one of the vents looking slightly darker than the rest. I'm going to phone the builder later this morning (we're still well within the first two years of the NHBC guarantee), but wonder how worred we should be, and if he's under obligation to do something about it (which I presume he is).

Firstly contact the housebuilders and make a claim on their guarantee, my guess is it would be covered with the NHBC cert.

Thought as much. Still trying to reach the builders (via the estate agent, as I can't find their phone number at the moment!), I'm hoping that he'll be fairly willing to help, although I'm expecting a bit of "no, you don't need to worry about that!". I shall put my foot down if he does say that!0
