Query - replacing windows in flat?

Wonder if anyone can give some info here.
Son owns flat, approx 20 years old, in an attractive development set around landscaped gardens. His top (2nd floor) flat has Velux windows which run up the wall and then slope up the roof. The living room one has the further complication that the two windows (roof and wall) open up to allow access to a small balcony.
Problem is that windows have not been maintained and now wood on living room one is rotting and metal has warped so that it doesn't close properly. He is going to replace this window, but has discovered that Velux no longer make that model, so he is shopping round for new window.
I feel sure that his Title Deeds will contain restrictions on what can be done in the way of window replacements, to avoid spoiling the look of the development (no other windows have been replaced) but he says I'm looking for problems that don't exist. Title Deeds are with mortgage lender, so will probably involve a fee to look at them.
My worry is that he goes ahead and is then faced with large bill to alter the replacement. Am I right in suspecting that there will probably be restrictions on what can be done?

most likely. however as long as he replaces like for like there should be no problem.

Thanks. I had already looked at brochure and thought these were the same, but it seems there is something different to the 20 year old version that doesn't suit.0
