Estimate for underneath stairs cloakroom

Hi All

How much labor only costs should I be expecting to pay for a new downstairs cloakroom underneath the stairs?

I want labor only because I have yet to decide on the brand of sink/toilet/tiles I want and the only materials that are 'definitive' costs are things such as pipes/ventilation/carpentry stuff.

• Terrace property
• underneath stairs: 1.3m wide by 1.6m long
• Located in the middle of the property against the party wall
• Exclude any electrics because the whole house is being fitted with new electrics anyway.

Depends if it is a revamp of an existing plumbed cloakroom or if you are creating it from 'raw' space.
If revamping probably looking at £500-£600 depending on materials and fittings and time to remove old fittings.
If starting from scratch, other factors like soil stack location and access, running water pipes to location and preparation of the area before work can be done, will all add to the cost. If it is a lot of work you could be easily looking at £1k+.
