Hiya just as a quick note for you we have quite a big flat roof (9m x 3m ) on our house (thankfully with a good fall which helps a lot) and had it redone in felt when we bought the property. Cost about £1000 to get redone. Anyway my main point of adding a message is that some insurers won't cover houses with +50% of the total roof is flat. Therefore it might be worth having a check on house insurance prior to buying the house maybe?
Ours is just less than 50% so we're ok, but i wouldnt want u to get stuck with high premiums or a restricted number of insurers if u do buy it. (or worse that u get a policy that wont pay out if u need it).
Anyway hope this is of some use.

Hi Elliot, thank you for that. Gives a good idea on pricing plus the insurance point is one we hadn't thought of - thank you.

Any other price guides would be most welcome :)
