    If the price is right, purchaser will find the property quickly and want to view, just as applies mto selling a car, it really is that simple.

    People always confuse thier own over estimations with market conditions. In any market all things will sell if correctly priced for that given market at that moment.

    I quite agree - my recent experiences confirm this totally. We need to move for family reasons (parents' ill health) and told the EAs who valued our house that we required a quick sale. We had an offer within the first three days of marketing and although this was too low (and they were not on the market themselves yet) so we refused it, we had another we were happy with within the first two weeks. During March friends selling one of two houses they own also sold theirs within two weeks and a second set of friends reduced theirs to a more attractive price and within two weeks theirs also sold, having previously languished on the market for some months. The first set of friends are about to sell their second (buy to let) property and are again intending to price it realistically, so will be interesting to see if that follows the same pattern!
