    I struggle to see how lawyers make any money out of standard conveyancing.

    Ouch! Sloppy solicitor - should have insisted you came to his office and only transferred the funds once you had handed over the signed documents and his clients were happy there were going to get possession of the property.
    I know. I had offered to do this, but the solicitor suggested I meet her client, the buyer, at my bank, where I could check receipt of the funds before Completing. (She was happy to leave her FTB client to check the documents I passed over! Quite honestly I could have passed over any old bit of paper and the buyer wouldn't have known it wasn't the Contract)

    I'd also expected at least to have to Exchange before the solicitor released the transfer, but....... !

    But my point is, yes DIYers can make mistakes and get into serious trouble. But that does not mean ALL DIYers are incompetant. Similarly the vast majority of solicitors are professional/competant, but that does not mean ALL solicitors......
