Second viewing and possible offer

Well after our last sale falling through because of the mortgage valuation, we are now hoping for a second look at another property tomorrow. After the first viewing we told the EA we weren't interested as we felt it was overpriced, but she has said to have a think and offer what we think it is worth - the worst they can say is no! Very true - if you don't ask, you don't get!
It is a divorce so I assume they are quite keen to sell. The house is in a bit of a state as the husband has been there on his own for a while with dogs and cats. A bit smelly and generally dirty and in need to decorating throughout. It is advertised at 420k but we want to pay a maximum of 380k if we go for it. Does anyone have any advice on how we should structure the offers we put forward to show we are serious? Where should we start??
We have completed on our property and are ready to go as fast or as slow as they would like?

Go in at £360k or whatever you feel comfortable at leaving some room for manoeuvre. REALLY push home the fact that you're ready to proceed immediately and back this up by telling them you'd like to complete within 28 days if they accept the offer.0

In the ideal world you offer what you are prepared to pay and make it clear that the offer is not open to negotiation. In the 'real' world very few people are as businesslike as that and haggling will ensue. Therefore I would open at £350k fully expecting your offer to be declined. Should they come back suggesting that you try a higher figure then (if you have nerves of steel and are prepared to walk away if needs be) do not react for AT LEAST two whole days before going back and reversing the question onto them by asking what is their minimum.If you feel my comments are helpful then I'd love it if you 'Thanked' me!0

Thanks. Another vital bit of info is that it has been on the market since 3rd Feb. I will have to have nerves of steel if we go for it and not get sucked into letting the price creep up and up!0

Bad signs. Divorce, overpriced and left to appear most unattractive with the cats and dogs. In a divorce, 1 party often wants to keep the property on, but plays the game of appearing to sell. agreed,
we went to look at a house a while back (divorcee) his missus had moved out, the house smelt of dogs and there was dog sh*t all over the garden, he proceeded to tell me how much of an idiot the neighbour was.....eventually we couldn't even get a second viewing, the EA told us his missus had left him because he beat her, he sent a threatening letter to the EA and also insisted the property was marketed 10k over what they valued it at :eek:
we loved the house though but then found somewhere else and I am so glad we didn't bother to try and push it through I can just imagine the trouble we would have had prior to completion0
