First Time Renovation

Hi there. I am completely new to this so I apologise if I'm asking silly questions or posting this in completely the wrong section!
My partner and I are currently looking to move. We have seen a 3 bed semi for £175000 in a nice area but it needs completely refurbishing, from the first look the following needs doing:
New kitchen/utility
New bathroom
Central heating
Double glazing
Replastering
Redecoration/flooring throughout
We have a builder coming with us on the viewing to give us a quote but I'd like to know if anyone could give me a rough idea of what sort of cost we'd be looking at for the above for comparison? We've so far budgeted around £25000 - £30000 and are hoping that isn't overly optimistic.
We were looking at the Ikea kitchen range and have a friend who could fit for us.

My gut feeling would be about £30,000, but I tend to err on the side of caution, so you should have a little bit of change.Eat vegetables and fear no creditors, rather than eat duck and hide.0

If your doing all that , may be worth rewireing as well, before the plastering and redecoration.

Obviously depends on the age and condition but does it need:
damp treatments?
woodworm/infections etc treating?
how old is wiring and fusebox/breaker?

I'm in a similar position to the OP as I'm viewing some properties which will require renovation - what sort of things should I check out to be able to judge how much a renovation will cost?0

Thanks for the replies. I have spoken to the estate agent who thinks the electrics will probably need re-doing. My partners mum seems to think we'd be looking at around £100000 to renovate, surely not though, you can build a whole house for less than that?!
Also, could anyone shed any light on how much it could cost for the house to be connected to the gas mains? The rest of the street has it, including the house attached to us so was hoping it wouldn't be a large job!

I think you will be looking at £30-35K for renovation including rewiring. Had gas connected in a similar situation and basically we were told that, if the gas main runs past your house it would cost £800-£1200 depending on how far the gas had to be brought.

Not answering you question really, but if you have a floor up, insulate and draught-proof it. Same with the loft, windows, walls, doors etc. Insulation and sealant are cheap and you will reap the benefits for years to come.

Depends on how much you are willing to do yourself, but you are in about the right ball park.
You need a full structural survey done so that you uncover any nasties (or atleast have some one to claim off if they don't find them but you do) like the roof needs replacing or all the floor boards are rotten.0 -
just 1 tipp dont pay anyone a day rate always works out more.
