House viewing and offer process

We are going to view later this week a 1940's semi in fairly poor condition, has not seen much maintanance in last 15-20 yrs so we expect it to need a lot of work....BUT...what should we look for while viewing the house in order to make a reasonable offer to buy.
Obviously we will have a full survey done on acceptance of our offer but we dont want to offer too high or too low and find ourselves in a spot further along the process.
So, what do we look at internally and externally in a 1940's semi to ensure we have the knowledge needed to make a reasonable offer?

It all depends on how they have priced it really.
Surely it will have been priced to reflect that it needs updating and would not be as expensive as one in show house condition. If it has you won't really be able to take anything from it apart from what is said from the survey. If I had priced it 30k less than an immaculate one to reflect what needed doing, then someone came in trying to off silly amounts because "it needs a new bathroom/kichen" etc. I would be a bit annoyed to be honest. My response would be "yes, that is why it is already 30k less than next door!"
I guess just look at it, see how much you think needs doing and see if you think it is worth what they are asking. look at others similar that have sold recently. Offer what you think, expect to be told to go away, and see if you can meet in the middle somewhere.
At the end of the day look at the things you cannot change - location, general plot size etc. Ask yourself if there is room to extend, is it where you want to be, do you like its character, is it big enough etc. everything else is repair or cosmetic.0
