I have searched through the forum looking for other threads where similar topics have been discussed, however I haven't managed to piece together an answer...

Does anyone have any advice or a similar experience?

Draw a picture showing the existing and proposed structure together with the usual direction of light and then post it on here. A picture tells a thousand words.

Alternatively, commission an ambulance chasing surveyor to put the firghteners on your neighbour.

Surely they need to apply for planning permission? They are demolishing the garage and then rebuilding as a two storey extension, I am not sure but I thought I read somewhere that you do not need planning permission to demolish, but you do to rebuild. You have every right to object in this instance.

Go along to your local Planning Authority and ask them They are usually very helpful and knowledgeable.

you have to get a copy of the plans and elevations for the new extension, just saying it's going to do this or that on the word that they are building an extension might not be true at all, get the drawings, study them and then raise any valid objections

Neighbours out the back of us are planning an extension to the current extension (all the houses have ones done within permitted development sizes I believe)... council actually wrote to us to advise us a planning app was going in and the reference number to query the plans.

It's possible they won't be allowed to build further forward. We've recently had garage demolished and built a 2 storey extension where it was. We weren't allowed to use the original garage footprint, but had to have it stepped back from the line of the rest of the front of the house. (not sure if I've been clear enough there! :o )

It may just be a local thing? The road the house is in has a lot of semis that have been extended to the fullest extent possible, so they're more like terraced houses now IYSWIM. I think the rule was to stop that look.

I do think a diagram would help to see what's going to happen.

You also need to see the planning application and detailed drawings.

What's the party wall you mention? Is that one side of your house?

If there is a party wall involved, you need to get a party wall solicitor involved. The neighbours have to pay for that.

It sounds as though they are still discussing at the moment so no planning app as yet and probably too early for the other side to notify under the Party Wall act

This is only the neighbours putting it across to me what they have planned. I have searched through our local council planning applications, and there hasn't been anything put forward for the past 10 years or so.
