Need advise before someone is killed !

Our house is two years old new build. All the houses 18 in total have been having bits of tiles fall from the roof. Today I had some work men in the house and one fell from our roof and by luck of god didn't hit him on the head ! I had a look at the roof and a lot of ours are broken and a end bit thats going to fall off any time now. Do we contact the builders and wait a few months for them to call out or the NHBC ? its a death waiting to happen.

    Target Savings by end 2009: 20,000
    current savings: 20,500 (target hit yippee!)
    Debts: 8000 (student loan so doesnt count)

    new target savings by Feb 2010: 30,000

    NHBC won't do a thing if you haven't contacted the builders first. In reality, they rarely do anything even when you have exhausted your options with the builder. If you can't get anywhere with either, you do have the option to get the work done yourself and take them to small claims for payment. Good luck!

    The builders are terrible will never use them again since day 1 we have all had leaks in the houses. My bathroom is smelling of mould and they just sealed off the shower to stop it leaking without inspecting for water damage.

    It is all too common I'm afraid - my house is five years old now, and I'm still having problems. To top it all off, just as I thought everything was sorted, they've put a lamp post right outside my kitchen window (kitchen is upstairs)!

    Sorry, not what you want to hear. All I would say is to get everything in writing, and if they won't act, don't be afraid to take legal action.

    Have you actually passed the two year point after the date of the NHBC certificate? If you haven't, notify the builders immediately in writing (email will do) and ask them to deal with it - it's their responsibility for the first two years. If they won't deal with it, NHBC will lean on them until they do, and if that doesn't work, they'll do it themselves and charge it back to your builder.

    If the two year point has pased, still notify the builder, but you may struggle to get anything done - because the NHBC warranty for years 3 to 10 covers structural issues only. You need to take the line with the builder, though, that tiles shouldn't do this after two years, regardless of the NHBC warranty. How they respond probably depends on how much of a reputation they feel they have to protect.

    If there should be an accident, your contents policy should provide public liability cover.

    Thank you for all the reply. I will send the builder an email now and after me posting here. I found another bit of tile at the side of the house !! I will keep you all updated.

    Hi I cant get a picture as it is a three story house . To even see my roof I need to go to the house across the road but these are the same things I am finding in the picture with the arrow broken interlock ? there are big chunks of these around my house. Some of the neighbours there tiles are lifting off the house and on my own house.
