the lone ranger is right; if you are going to need a mortgage you are going to have to do local authority searches and property valuations and mortgage valuations. with cash in the bank and a willing solicitor you can purchase much quicker.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Depends on what kind of property you are after, auctions can be quick but don't happen very often so you might have a lag of a month or 2 before the next auction. From other websites I've seen it's possible to buy/sell within a couple of weeks, if the solicitors are geared up for it, albeit using indemnity for searches etc.0

using indemnity for searches? what's that?
So if you could come up with the cash, where would you find a flat/house/building asap?0 -
instead of doing a local authority search you take out an indemnity. so that if the house you buy is then found to be in line for being bulldozed the following weak to make way for an 8 lane motorway, the indemnity pays out.
in practice there are people that will do personal searches for you within 48 hours.

cash to purchase, a surveyor you know to get in within 24 hours, a very efficient solicitor with experience in such transactions. you can exchange and complete within 1 week. i have seen it done. sometimes searches can be slow, but you can pay about £200 for 24 hour searches or take an insurance against them."enough is a feast"...old Buddist proverb0

If your not having a mortgage then you don't have to have any searches. I wouldn't recommend this unless you know the area really well.0
