Renting With A Debt Relief Order.

Options
Hello
We live in a neighbour hood which is very ruff and the people there are very nasty and vicious. Me and my husband have been approved of a Debt Relief Order on the 16th of March 2011. We are having to move in a month's time due to the neighbour hood and family issues. We have found the perfect place in a lovely quiet village. Our only issue is that the property is with an estate agent and we are worried that they will deny our application form. To admit the application it will cost us £245.00 so if they were to deny us we would lose alot of money (money that we can't afford to lose). What do you think is the best thing to do, should we tell the estate agents that we are on a Debt Relief Order or should we stay quiet. If we do mention about the Debt Relief Order what do you think our chances will be of getting the house please?
Any help would be great.
Thank you.

If, as you say, it's not showing on your credit files yet, then personally I would keep quiet and hope you pass the credit checks with your current history showing. This is of course just my opinion on the matter and what I would do in your situation.

I agree with Ineedaname, if you dont have to tell them then don't. It is a risk though, if you fail the credit check then you will have all kind of financial hoops to jump through and will risk losing your up front admin fees. Gotta say though, £245 is proper expensive for an admin fee.

I seem to remember being charged £200 admin fee about 10 years ago, plus another £100 or so on renewal, just to print out a repeat AST!

OP - try as we've suggested if you're DRO isn't showing on your credit report yet. If you fail then keep looking and try Gumtree as others have apparently had success finding private lettings through that website. When renting direct some landlords don't credit check and others are more concerned about your references and good standing than a credit rating.

  • Thank you all very much, you have been all a great help. This is what I was thinking as I think the Debt Relief Order starts after the year is up and then you are blacklisted for 6 years. Yes I also thought £245 for admin fees was very high too.
    Thank you.

some say they do credit checks take your money etc, but my other half was never checked
Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

Even if the DRO doesn't show up, your credit checks will show if you have been late paying stuff/defaulted on any loans/credit cards. If you haven't done any of these prior to the DRO it should be ok, all agents are different. Good luck xx

The DRO starts on the day your application is accepted. Stays on your credit file for six years. There is no such thing as blacklisting - everyone interprets credit information differently.
