Getting my first house, however quotes from conveyancing people vary a lot and the estate agent is recommending someone local.
Does anyone have any recommendations for one to use?
Also is price the best indicator of who to use or is it all much of a muchness?
MSE recommends Abode and Conveyancing warehouse.
Does anyone have any recommendations?
thanks

Get some quotes from local out of town solicitors.
If the estate agency recommends someone, they will be getting a kick back from the solicitors which will be incorporated into you bill and they are usually more expensive, but get a quote from them too if you wish.make the most of it, we are only here for the weekend.

I would take a lot of persuading to use anyone other than a local solicitor whose physical office I could access easily.
You are spending, probably, hundreds of thousands of pounds. Why would you entrust a hugely important aspect of it to the lowest bidder at an email address?0 -
i agree with this comment we purposefully went with a solicitors whose office we could easily get too so we could take forms etc etc to them rather than hold things up putting them in post and wasting time. we also asked people for recommendations and the solicitor we are using seemed to fair well.I would take a lot of persuading to use anyone other than a local solicitor whose physical office I could access easily.

I would go with a local solicitor, if any problems arise that are due to the local area then they may have experienced them before and are equipped to deal with it.

Use the search facility at the top of this web page to look at comments made about Abode and Conveyancing Warehouse.
I agree with other posters that a local solicitor, personally recommended by a friend or colleague, is your best bet.0 -
Be very careful how you compare quotes. Some conveyancers exclude items (in their small print) and add them on later, so their initial quote looks cheap.

When I worked in Cannock, Stafford solicitors quoted less than Cannock solicitors for conveyancing in Cannock.
Now, Cannock solicitors quote less than Stafford solicitors for Stafford work.
I believe there is a bit of a get-together where each town's firms decide what they are going to charge people who come in through the door or on the phone.
So, the moral of the story appears to be to phone a firm in the next town for a job in your town and they'll beat the firms in your town by around £50 to £150.
These firms all do fixed fee work with no added extras too!I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
