Land registry help needed re our drive

We have bought a cottage that is in a row of three cottages. Our cottage has a drive at the side of it. When the cottages were built the drive wasn't registered to any of the houses.

All houses were granted right of way over the drive but not ownership of it. Is there any way of getting the drive put into our name as it is immediately next to our house and has our porch built on it? Per the land registry search it is not registered in anybodys name but all of the land around our house is registered just not this part.

The porch is built illegally according to the solicitor who we used to buy the house as it is built on land that isnt ours.

The previous owners had lived there for over 40years and always used the drive as theirs and even the neighbour who has also lived there that long does not know that the drive is not technically ours.

Can anybody advise me of what we should do? Do we need to go to another solicitor or can i contact the land registry myself?

    What exactly do you want to achieve .... , if the land is unregistered, you MAY be able to claim rights over it, in certain circumstances, but that won't remove the right of way for the other cottage owners as that is probably written into their property deeds.

    I would go back to see the solicitor who handled the sale, and ask their advice.

    If you haven't already, Google 'adverse possession'.

    However, I suspect that, in your circumstances, your chances of success are slim.
