Yes of course you need to keep a watch on the market, as I said we are merely guessing. I remember back in the early 90's everyone thought that I was mad buying then. But by 1991 prices had more or less bottomed out and really just stagnated for about the next 4 years (at least in London) before picking up. house prices might go up, might go down, might stay the same. same with interest rates (although more likely to go up than down). that is all you need to know.
that said, i can't afford a 4 bedroom detached in a decent area, so they are overpriced.0 -

I don't need to 'progress' I bought most of my properties in the early 90's, the risks were taken long ago and paid off a fair time ago too.

Fair enough chuck, great rental income. However I will stick to my view on real capital growth (from 2005 on, fwiw), even though it seems daft to you & many others.0
