Furnished Holiday Let Tax Question

Not sure if anyone can help me.
I sold a flat that was being rented out as a holiday let the beginning of August 2010 which was sold for £1K less than bought for. I have a couple of queries :
1. Can I offset any of the Estate agent fees, HIP, mortgage redemption or solicitors fees as an expense on my tax form?
2. STHL have to be rented out 70 days in a year. So If I sold at the beginning of August does it just need to have been rented out for 70/3 = 24 days ( I owned for 4 months = a third of a year) to qualify
