Planning For Garage Forward of Front Elevation?

Hi,
Our new house (yet to move) has a small single garage to one side and no room at the sides to extend sideways from the front elevation.
I would like to build a new double garage in the 40 foot deep front garden. This proposed garages' back wall would end up quite close (3 foot) from the (not busy) front road.
Looking at all the houses in the street/area - no-one has had a garage built in their front garden forward of their building line front elevation.
I'm guessing I will need planning permission? and that I may struggle if there is no precident?
I will get an architect on board when we move in - any comments in the meanwhile?

That says it all. Most LPA's are relucatnt to have anything beyond the building line, save for a porch etc.
I would speak to the LPA first. If its a definate no no, then don't bother with an architect. If is a 'maybe', then hire one. However, I would suggest you may struggle with this one.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Yes you will need planning permission but precedents do not apply any more either so even if someone had already done it, the planners wouldn't take it into account.Everything that is supposed to be in heaven is already here on earth.

just drive around any housing estate or housing area. you will find virtually no extensions forward of the original building line.
your chances of success are less than 1%.

I built a double garage in my 45ft front garden. I don't recall having any trouble getting planning permission to do it.
You need to have a quick word with the planner.I can afford anything that I want.
Just so long as I don't want much.0
