Homebuyers Report

I'm sorry, this thread is pretty similar to one posted earlier but just bare with me....
We are in the process of purchasing a property for 4 grand less than the asking price. We were aware that there are repairs that need to be done but the Homebuyers has come back today and shows quite a bit more than we were expecting.
On top of more superficial cosmetic repairs, we have been told that the following are to be made a condition of the mortgage:

Instruct a roofing contractor to inspect the flat roof (it's a flat roof property). Repair/renew all defective joinery and redecorate.
Instruct a qualified electrician to inspect the electrical installation and carry out recommended works.

Now, we are already having to install new double glazing and I'm starting to wonder whether we should try and renegotiate the selling price as the repairs are obviously going to cost more than the property is worth. Opinions? :confused:

Also, as a FTB, I have very little idea as to how much I am looking at to carry out this work. Any advice would be greatly appreciated. :D

  • Another twist in the tale....
    We have been ringing around trying to find a roofer to inspect the roof and one of the people we spoke to said he'd recently been out to that very house and told the vendor that the roof needs a new covering at the cost of nearly £2000!!!! We were told before we put the offer in that the roof had been done within the last 5 years and was fine but these people obviously know it needs doing and are trying to cover it up :mad:

    As we are already having to pay for new windows do you think it is reasonable to ask the vendor to pay the cost of the roof? Or should I go 50/50. Either way, we have obviously been lied to.
