i need my money back.

just moved out of a rented property and my landlady is purposely delaying inspecting the property and refunding my bond of £525. i really need this money as i have just bought my own house and there are bills to be settled and bills to pay for the future.
she has used the excuse that her mother is ill and i don't want to be insensitive here but i really need this asap. she does not live too far away from me.
i have cleaned and painted the house and it looks like it did when i moved in so it would just be a case of popping up having a look round and then paying me back.
what can i do if she wont pay me back?
any advice/help appreciated.

Check your tenancy agreement, does it specify a time period?
If not contact the agent if there was one.
If that fails I would write a polite note saying you need your deposit returned within 7 days or you will have to take legal action to secure its return. If that fails download the claim forms and fill them in, copy them to your landlord and give a date when you will submit them if you haven't heard from her.
That's two chances she will have had. Then the next step is to submit the papers (I think you can do it all online now) and take her to court.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I hope you took some pictures just in case, I have heard of some landlords that deliberately keep your deposit or charge silly prices for minor repairs. Whilst it may not happen here, I think its always best to take pictures before and after preferably with some time/date on the picture.
I no its too late in your case now, but as previous poster said I write a polite letter saying you left the place in immaculate condition, painted, cleaned and fulfilled you obligation as tenant. You would be very grateful if you could refund the monies for deposit of x amount at the earliest opportunity etc
