Just ignore estate agents, put in as low an offer as you like.
They will use every trick in the book to make it sound like the property is "on fire" and going to go any minute. Stick to your guns.
Anyone who has sold a house will usually put the asking price 10k higher than they really expect to get. Bear this in mind when you are making an offer.
Also it can be good to quote nethouseprices as proof of lower offers being accepted on similar proeprties.Save save save!!0 -
hi, thanks for the replies. i have recieved a letter from the estate agent just to inform me my 2 offers have been refused. short and simple letter really.
the agent was out of order and we were made to feel very stupid by our offers, first being 105k and then 110k. all he kept saying was that the quality of the house warrants full asking price, but really it's only coving and spot down lights which doesn't cost if fitted right!!! and that would we like him to find us a sub 90k mid terrace!!! charming that. to us its still only a 2 bed house, out in the sticks. what makes me laugh a little is that we have actually got a mortgage agreed in principle to a value far higher than than the asking price and so can afford a lot more, just we are wanting to play it safe with out goings etc so we can still do the things we enjoy.
though it is good to know that there are a lot of estate agents out there simular to the joker we are dealing with.0 -
We had our offer of £133K refused, offered £135K and it was accepted straight away!!!! So, now we are trying to sort out solicitor (getting few quotes) and he mortgage. We spoke with mortgage broker and got an offer, but Nationwide seems to be really good at the moment for us as well. Want to make a decision quick!!!!Spring into Spring 2015 - 0.7/12lb0

You could consider registering with every EA in the same town as the EA's who were so rude to you, each time mentioning their attitude and that you'd prefer not to have dealings with them again. Word gets around and perhaps in future it will force them to rethink belittling prospective purchasers.0 -
we have looked at a 3bed a few houses down from the 2 bed we liked, with a different estate agent and we were speaking about the agent before.......they have heard many complaints about the chap, they knew who it was with out us even saying his name......and they now dont sell jointly with the firm because of this! so at least we now know it's just not us thinking the wrong thing. now we dont care if he's selling the perfect home, we wont be lining his pockets. he should of treated us with a little more respect as we were prepared to pay full price if needed as it was lovely, i just wish i could find out who the sellers were so we could write to them and let them know what sort of person is selling for them, makes us now realise why this house has been on the market for so long now! shame.0
