How much corner plot is worth more.

  • Thanks for all your posts. Under lot of pressure. Agents called me to make on offer saying there were others who have already made an offer. Viewed the property again today.

    Yes it is a corner plot, but not much of a issue with privacy IMHO. Other houses in that area have been on market for over 9 months.

    Agents are giving me the impression I will lose prop on tuesday if I do not offer. I do not want to be manipulated by EA, I was going to genuinely make an offer next week. But all this psychological !!!! is annoying me to the core.

    Other props are fairly similar to the prop we are interested in. One of my friend who lives couple of streets from then thinks 245k is not a good price. But I am pretty sure vendors will disagree with this.

    Lastly, the vendors mentioned about new conservatory built just 9 months ago. Did not look like that. Is it good idea to ask EA to provide bills for all work vendors are claiming recently refurbished. They made few claims while we went to view property.

    Conservatories don't add an awful lot of value, and many people on here have very mixed opinions on them (various threads in the past).

    It seems very overpriced to me.

    Ignore the EA about other offers. I can't believe how often I'm reading this on here at the mo. Okay, one or two might be true, but it's happening so often. When we were looking, we were hearing the same things. There was one house we really wanted but it was horrendously overpriced. They wouldn't accept our offer or negotiate so we gave up. The EA kept saying how people were interested, and every time I spoke with them, they always seemed to have queues of people lined up to view it. It was on the market for at least 6 further months, probably nearer 8 (plus the time it had already been on before we viewed) and they dropped the price to way under what we offered. We think we had a lucky escape! In fact, there were a couple of houses like that which we knew were very overpriced. The other one was on for nearly a year and dropped way under what we'd offered too. We'd had real second thoughts about that one though so probably wouldn't have ended up there.

    If it's only been on 3 weeks, you have to be really firm with your offer. You have to set a maximum in your head and not automatically increasing your offer when the EA rings to reject it.

    If they don't come back with a counter-offer and just say they're looking for very near the asking price as it's just on the market and there's lots of interest (which they will), just say they're deluded and you really like the house but are not getting into negotiations near that price as you've done your homework and feel it's horrendously overpriced. Tell them you'll make another offer once the house price has been substantially reduced and that you're prepared to wait and risk losing it.

    In this market, you really don't want to be buying into negative equity. The valuer would probably value it nearer the £210k mark anyway from the other prices you quote...

    Bet they reduce it to around £229,500 in the next 7 weeks...

    Sounds overprices to me as well especially i a comparable home with a touch less garden is on for less and isn't shifting.

    TBH I would also be clouded by my own experience being I hae a 3 bed semi and have a decent sized garden, neighbour along road had the corner plot and area wise she has more garden but my space is more usable as hers is a funny shape.

    I would vote for the EA manipulating you as well.
