Permitted Development Plans

Hi,
My boyfriend and I have a house that we have recently purchased and we are planning on putting a one storey extension on the side of the house. I have looked on the planning portal and it appears that this will fall under the permitted development rules. I spoke to our local Council who have said that if we think it is permitted development we can just go ahead and carry out the work with Building Regulations, but we may want to apply to them for them to confirm in writing that it will be permitted development as it will make selling the house in future easier as we will have all the confirmation that everything is “above board”. So this is what we are going to do.
Does anybody have any experience of submitting this type of application and how “good” do the plans have to be? I wanted to just do them myself as they are not going to be full plans. I asked the Council and they said that as long as they were to scale and have all the relevant measurements on, they should be fine. Is there any free software that I could use to draw the plans or how would people on here go about drawing them. I am going to draw the plot from a bird’s eye view, a side view and then a more “zoomed” bird’s eye view of the house and extension.

I did that with an extension we were considering and it appeared to fall within the permitted development.
I submitted a "sketch" to the council for half of the nomal cost for plans (£75 instead of £150) and was told if they decided it needed full permission, the £75 would be deducted from that cost. The builder we were talking to about the work gave us the necessary drawings at no cost (as he wanted the job presumably). They were not fully detailed, but had enough for the council and they responded in writing that full permission was not required. Job done and minimal cost.

Did have to also submit a copy of an OS map showing the location. Got one from my local copyshop for about £12 IIRC. Was back in 2009!

When I did my extension I went to the local planning office and spoke to one of the chaps there. I took a set of photos showing the site and some hand drawn 'plans' showing before and after with measurements. He confirmed it was ok for permitted development and said he'd make a note on file that I'd been round to talk it through and that there were no problems.
I didn't bother with the £75 certificate of lawful development and I doubt it'd come up when I come to sell the house (but given that's a long way off it'll probably be outside the 4 years or whatever the cutoff for enforcement is now).0 -
needs to be tehre for 5 years to be accepted without permission. I've just built an extension and it was really basic single story. i totally agree with you about arch plans being a waste of money. I was quoted 1.5k and my 8 year old could have drawn them. Finished now and have build regs sign off at some point I may confirm it's within permitted building but no rush or need in my view (why pay the fee for someone to spend 2 minutes looking at it?)As is a tale, so is life: not how long it is, but how good it is, is what matters.0

The whole idea of permitted development is to prevent homeowners needing to bother with or worry about getting permission or confirmation from the council.
If it is PD, at sale time you just says "It's PD"0 -

I have drawn the plans now just by hand but to scale and I've just been to the Council today who said they were sufficient for their purposes so just waiting for them now to get back to us to confirm it is permitted development. Apparently they used to provide this service for free before January 2011 according to their website but now you have to pay the £75 if you want it in writing. It sounds a bit like a money making exercise to me!0

its all due to the budget cuts. lots of services that were free are now being charged for.
other local gov service prices are going thro the roof.

I didn't bother getting it confirmed. I just made sure it did fall within PD by checking and double checking the rules.
If you pay £75 of the £150 for full planning, it's not much of an overall saving.
I then did my plans to fit brick sizes rather than set widths and lengths. Much more accurate and alot better far a builder if the extension is 24 bricks that way, and 16 bricks that way and xx bricks high.
You can google and get brick dimension charts that will allow you to convert it to brick size based on a standard brick with standard 10mm mortar joint.0
