Hi all, I'm new here after a bit of advice.
I'm in the process of selling my house and have been told today the local search has revealed a building regulation approval and completion certificate in respect of building work done to the property. My sol is unsure of what this is until monday when she receives full details, but we think its concerning the kitchen extension built by the owners before me. I have not made any planning applications, so it must be, right? I do not have the documentation but believe copies can be obtained from the council.
How long does this take??
I have signed the contract and have answered all other enquiries so it seems this is the final thing to deal with.
I am under threat of repossession if contracts aren't exchanged before the 16th.
Is there any hope for me??

It shouldn't take very long. I'd be tempted to phone the building Control department and ask if you can collect it in person, if they want it that badly. At least that way you know it's done!
Either way, your buyers shouldn't really be concerned about exchanging without a hard copy - problems come when there is no completion certificate, not when there is one!

This is part of the email I received from my sol today. I am right in thinking the documentation exists aren't I? It isn't saying I need approval for some work that I've carried out?
I have spoken this morning with your purchaser’s solicitors who have only just received the result of their searches. Their local search had revealed a Building Regulation approval and completion certificate in respect of some work at the property. Do you have any such documentation and if so please let me have this as soon as possible. In the alternative once I have received the letter from the purchaser’s solicitors listing details of the Building Regulation approval it is possible to obtain a copy of the approval from the local council although they will charge a fee for this service.0 -
They are saying it exists! There's no problem.
I'm sure if you call the Building Control department, explain your situation and ask nicely(!) they will bump you up the queue, if there is one indeed!Everything that is supposed to be in heaven is already here on earth.

Make sure the original documents are not with the title deeds. I had the same thing about my kitchen which was built over 20 years and 3 owners ago and the solicitor was starting to get shirty (hadnt even received the deeds from my BS) until I pointed out that on the copy of the part of the deeds that I have the extension was showing on the outline and therefore they must have been sent with the deeds at some point. Lo and behold they were there when she got them!"Life may not always be the party you wish for, but whilst here you may aswell dance"!!!
