fixtures & fittings lists - are they binding before exchange?

    You could get your solicitor to ask their solicitor whether they are planning to replace/return the items on the list that have been removed or whether they would prefer to knock a bit off the price. At worst you might just get an amended F&F list with what they *actually* intend to leave but at least it clarifies things before you exchange.

    I'm confused about your two posts (honestly just trying to get to the bottom of things!). If nothing is binding until exchange, then how is the f&f list a contract (note : before exchange) ?

    yup, exactly what I've just done. The solicitor is obtaining clarification on what has been removed & why. She considers that, at the very least, the f&f list played a part in the value I placed upon that property.

    As an aside, the solicitor noted that we should have evidence from the vendors that the gas oven was correctly capped off by a qualified engineer.

    When you "Exchange Contracts" the contract (including the fixtures and fitting list) become binding.

    Before exchange no enforcable contract exisits. The fixtures and fittings list is just a small part of a larger contract which has not been exchanged and is therefore not binding.
    Don't pay off your student loan quicker than you have to.
