Still no viewings after three weeks!!

Our house went up for sale 3 weeks ago today and we still havent had any viewings. A gentlemen was suppose to turn up on Monday to look round but didnt arrive:mad: and that is all the interest we have had!!
Do you think its because it is so close to Xmas? I really thought we would have had some interest by now----but I havent sold a house for 18 years so maybe I am way out of touch. I just remember all those years ago we sold within days!

    hiya

    I suppose it depends how and where you are selling your house. If you are using an estate agent why not contact them and ask why you have not ahd any viewings? Can they suggest anything to help the situation? Are they being too polite to mention that its overpriced or needs updating or whatever (not saying it is - just thinking outload)

    Also - how are they marketing it - is it in the window - have they phoned house hunters that might be interested etc etc. Make sure that they actually work for you - afterall you do pay them money for their services.

    If it is a private sale, make sure you have advertised everywhere and review everything - do research on what price other similar houses have sold for etc etc.

    If you are in scotland then are you having 'open viewings' which are popular in cities such as edinburgh - you advertise with the local solicitors property agency and people turn up on thursday evenings and sunday afternoons to view all the properties they are intersted in. Means that you don't have to keep the place tidy 100% of the time and gets everyone through without you haveing to take tiome off work etc.

    PS - yes i think christmas can make a difference, but can also effect the work ethic in an office do push those estate agents!!! :D

    The market has gone reeally quiet, in my experience, the last couple of weeks. Xmas definately a factor.

    Thanks for the advice---yes we are using an Estate Agent! I have rung them this week and they said "OOOO we will try and get you some viewings before Xmas!!". I know that they cant make people view but they really dont seem very interested! We are in County Durham.
    I felt that maybe they had slightly overpriced it but not sure if after 3 weeks I should agree to having it slightly reduced or just wait a few more weeks.
    I am so out of touch with it all LOL

    same problem - but ours has been on for 6 weeks - not a dicky bird. I have done my research and the price is very fair, just got a crap agent. Thought about marketing it myself, but working, with 2 school age children in tow as well as selling our house isn't practical either in terms of time or my stress levels!. Have negotiated a deal with our current agent (who is useless) and a new agent (who is very promising!) and who will be coming around shortly to take new photos to instruct on a joint agency basis, and whoever sells first will be paid - simple as that. They will be working against each other and I will be paying the same commission as if I had only instructed the one agent. Will let you know how I get on....

    BTW I have found that properties are being snapped up even quicker than usual at the moment because those people who are looking at this time of year are serious buyers.

    gilly41 I am sorry to hear that your EAs have still not found you any viewers. I got roundly criticised by some other posters on your previous thread for advising frequent contact with the EAs to make sure they are doing the job they promised to do for you, so I shall confine myself to saying that r.mac's advice seems very sound, as does Mrs Optimist's. Good luck with the sale process.:)

    I dont think Christmas really affects wether you can sell a house-my last one sold on 19th December!

    It just means that you dont have to show loads of time wasters round who have nothing better to do on a sunday afternoon....

    get on the phone to the agent and request an update.

    Ive been looking at places to rent over the last 2 weeks. I know im in london and things are likely to be different, but there were lots of selling of houses/ viewings going on in almost all the agents weve been to -of course some maybe lettings but usually ewe were talking to the lettings bod and the ea bods were fielding customers/viewers etc.

    I think nothing in 3 weeks is quite bad. As would have thought that your EA would have a list of people to phone that are loking for what youve got and they should be rounded yup first. People often find that after this initiial flurry of activity things queiten down & the EA has to work for thier money finding people to view & aggressively marketing. But in the early days the "list" people should have come and seen

    Gilly can we see the photos? Are you sure you are not overpriced?

    Only if youve been on for 3 weeks when did you go on - 2nd week november ? Or earlier? I certainly dont think this is too near to Xmas at all. Now we are starting to get nearer, but novermbers got no excuse IYSWIM

    Definitely. I shouldn't worry. Everyone's busy-there's no time to look at houses. I know because i'm looking to buy and I have no time .

    Even though the UK is in the middle of a housing boom, it's inevitable things would be slow over xmas. I'm not saying it won't sell before xmas though!

    Relax, enjoy christmas and get ready for the spring bounce. At least you've done all the work getting it on the market.
