Character or size. Whats more important?

Dilema - size or character

Character = 2 bed & smaller garden
Size but 1930's style = 3 decent size bedroom & garden

Confused!
2025 financial goals & challenges!

1). Mortgage (started Jan 2024) £103,899.61 / £122,400.00 Overpayment total: £1,071.14 (Inc Sprive yr 1 o/p £19.16 & £55.34 reg monthly overpayment) Equity 27%

2). #7 Save 1p a day challenge 2025 £360/£780

3). £2,249.06/£3000 in Investment ISA (35/50 investments)

4). Increase cash savings & saving pots

5). Keep debt to a minimum.

    Character is great but you can't sleep in the non existent bedroom

    We looked at a few character places but from what I can tell there are two many issues with them compared to new properties. Is it listed? If is it can cost a fortune to do essential repairs. What are the running costs? Older houses have little or no insulation and can be very costly to heat. (most we looked had no central heating or gas) and as you say they cost more for less space. How can you realistically stay if it's small? We can get 3 bed and a massive garden for less than a two be character cottage we liked. After considering it the more modern properties win every time for us.

    What do you mean by "character"?
