I have been looking on right move and seen a nice house that would be suitable for me, Its on the market for 129,950, this is however outside of my price range and top end of the price range for that area but it is listed as priced for a quick sale
When I look on Zoopla it estimates the value of the house to be around 108k, would someone be mad to pay the asking price of just short of 130k?
I know they say a house is only worth as much as someone is willing to pay, but I dont want to be viewing houses that are out of my price range and to be laughed at by the estate agents!

I would view it anyway- you don't need to tell the EA's if you can afford it.
I offered 20% less than asking price for this house, when it was rejected I offered 14% less and told them that was it.
To my suprise they accepted... and then told me it was because I had no chain

Thanks, I suppose won't do any harm to go view it and go from their end of the day I cannot offer what I don't have!0 -

Exactly! Make sure you pick out all the things you can use later to justify why you would like a lower price- the decorating and repairs or new units etc.
You don't have to offer the same day as the viewing. They chased me for a couple of days and then I out my offer in a couple of days later. I didn't want it to look like I was that bothered!0 -

If you like it, put in an offer based on what YOU think it's worth and what YOU can comfortably afford.
As you are a FTB, point out to the EA that you are prepared to start the ball rolling straight away and that there is no chain (as dorset_nuse said above)
At the end pof the day you don't know what the circumstances of the vendor are; they might need the cash and be prepared to drop the price. Similarly, they might hold out for the asking price.
Zoopla isn't necessarily an indicator of true value. Go in with whatevever the house is worth to YOU.

Search Zoopla and rubbish on this forum. It's way out and certainly gives nothing but a vague indication as to price. The one we just bought was valued at nearly £200k over what we paid.
